Regulated from day one
Real Estate Business Licensing in Oman
Omani real estate brokerage is regulated. Registration with the sector authority sits alongside your commercial registration.

Two registrations, not one
The Commercial Registration lets the company exist. Brokering requires registration with the relevant authority, and brokers are subject to their own requirements. Budgeting only for the first is a common oversight.
- Company and broker requirements handled together
- Foreign ownership position checked for the activity
- Direct with the Omani authorities
Mainland, free zone and offshore jurisdictions we file in — so the recommendation is based on your activity, not on which authority we happen to be registered with.

What is involved
Licensing a property business
Which apply depends on whether you broker, manage, value or develop.
| Requirement | What it covers |
|---|---|
| Commercial Registration | The real estate activity itself. |
| Sector registration | Registration with the relevant authority to broker or manage. |
| Broker requirements | Individual brokers subject to eligibility requirements. |
| Premises | An office appropriate to the activity, with a municipal licence. |
| Foreign ownership | Real estate activities can carry specific treatment. |
| Client funds | Where client money is handled, separate arrangements apply. |
Real estate regulation and broker requirements are set by the Omani authorities and change. Yours are confirmed before any application.

Questions
Oman real estate licensing — FAQs
Is a Commercial Registration enough to broker?
No. The company also registers with the sector authority, and brokers are subject to their own requirements.
Can foreign investors enter Omani real estate services?
Real estate activities can carry specific treatment for foreign ownership, differing between brokerage, management and development. We check before you commit.
Do brokers need qualifications?
Brokers are subject to eligibility requirements with a lead time, planned alongside the registration.
Can I hold client money?
Where client funds are involved, separate arrangements and controls apply. It is confirmed before you take deposits.
Is property ownership different from brokerage?
Yes. Owning property and brokering it are separate questions with separate rules, and we address them separately.
