Restricted, and scheme-based
Real Estate & Property Business Setup in Mauritius
Non-citizens cannot freely buy property in Mauritius. Acquisition runs through defined schemes and authorisation.

The restriction is the starting point
Under the Non-Citizens (Property Restriction) Act a non-citizen generally needs authorisation to acquire immovable property. In practice acquisition happens through prescribed schemes — property development and smart city schemes, and apartments in buildings above a specified number of floors. Anyone telling you otherwise is simplifying something that matters.
- The restriction explained before you pay a deposit
- Scheme routes and residence thresholds set out clearly
- Honest about what a company cannot do here

The routes
How non-citizens acquire property
Each route has its own conditions.
| Route | What it covers | Residence effect |
|---|---|---|
| Property Development Scheme | Residential units in approved developments | Possible above a prescribed value |
| Smart City Scheme | Units within approved smart cities | Possible above a prescribed value |
| Apartments above a floor threshold | Apartments in qualifying buildings | Possible above a prescribed value |
| Legacy resort schemes | Units in earlier approved schemes | Per the original scheme terms |
| Commercial property | Business premises | Authorisation dependent |
| Long lease | Industrial and commercial use | No ownership transfer |
Property acquisition by non-citizens is restricted by law; schemes, value thresholds and residence conditions change. Your position is checked against current rules before you commit. A Global Business Company must be administered by a management company licensed by the Financial Services Commission, and an Authorised Company must have a licensed registered agent. That is a statutory requirement in Mauritius. We co-ordinate your engagement with a licensed Mauritian management company and manage the process end to end; the regulated filings are made by them.

Questions
Mauritius property for non-citizens — FAQs
Can a non-citizen buy property in Mauritius?
Not freely. The Non-Citizens (Property Restriction) Act requires authorisation, and in practice acquisition runs through prescribed schemes.
What are the main schemes?
Property development and smart city schemes, and apartments in buildings above a specified floor threshold. Earlier resort schemes also exist with their own terms.
Does buying property give residence?
Acquisition above a prescribed value can support a residence permit. The threshold and conditions are set by law and change.
Can a Mauritian company I own buy property instead?
Company ownership does not sidestep the restriction, and the ultimate ownership is looked through. We set out what is actually available.
I have already paid a deposit — can you help?
Possibly, and we will tell you straight away whether the acquisition is permissible. Checking eligibility before a deposit is always cheaper.
