In January 2026, the Federal Authority for Identity, Citizenship, Customs and Port Security had to put out a public statement about a rumour that refused to die. No, you cannot buy a lifetime UAE Golden Visa for AED 100,000 through an overseas consultancy. There is no such scheme. There never was.
The authority has now repeated that message more than once, warning that applications go through official government channels only and that no commercial entity anywhere is a recognised intermediary in the process. If you take one thing from this article, take that.
Now the useful part. The real programme is generous, it has expanded significantly since 2025, and a lot of people who assume they do not qualify actually do. Here are the eight routes that matter in 2026, and the honest version of who gets through each one.
The classic capital route. You need a deposit of at least AED 2 million in an accredited UAE investment fund, or a valid commercial or industrial licence with capital of at least AED 2 million. Proof comes from the fund or the licensing authority, and this route carries the full ten year term.
Worth knowing: cryptocurrency holdings are not a recognised category, despite viral claims to the contrary that regulators publicly rejected.
Own UAE property with a total value of at least AED 2 million. Mortgaged property is acceptable within limits set by approved local banks, and this is where the biggest recent change sits.
The old requirement to have paid a large share of the purchase price before applying has been removed, and off plan properties from approved developers are now eligible. That has opened the route to a much wider group of buyers, and Dubai Land Department filings for property linked Golden Visas have risen sharply as a result.
If your property sits below the threshold, look at Dubai’s separate Taskeen investor visa instead, which operates on far lower values but grants a shorter term.
For owners of technical or innovative projects built on risk and innovation, with a minimum value of AED 500,000, or with approval from an accredited UAE business incubator. Founders of startups and small businesses with strong annual revenue also apply through this door.
Be aware that this category is typically granted for five years rather than ten. It is still self sponsored, still renewable, and still removes your dependence on an employer.
The broadest and most misunderstood route. Doctors, scientists, engineers, specialists in artificial intelligence and data, and other recognised professionals qualify with accredited qualifications, a valid UAE employment contract in a priority field, and a salary that meets the applicable threshold, commonly cited at AED 30,000 per month.
Scientists and researchers with outstanding achievements go through endorsement by the Emirates Scientists Council. This route carries a ten year term, and it is where the UAE is competing hardest for global talent.
High school students with exceptional results can receive residency of up to five years, with a recommendation from the Ministry of Education.
University graduates are treated more generously. Graduates from universities rated A or B by the Ministry of Education, or from top 100 global institutions, with a cumulative GPA of at least 3.5 and graduation within the previous two years, can receive up to ten years. If you graduated last year with strong results and never checked, check now, because the two year window closes quietly.
Often overlooked. It covers members or outstanding employees of international and regional organisations with at least five years of service, people who have worked for public benefit associations for a minimum of five years, recipients of recognition awards from humanitarian bodies, and donors who have contributed at least AED 2 million to humanitarian initiatives. Terms run up to ten years.
Introduced to recognise health workers who showed exceptional commitment during crises, including the pandemic. Nurses, medical assistants, laboratory technicians and pharmacy technicians can qualify with a recommendation from the competent UAE authorities. Nominations drive this category, so the recommendation letter is the whole application.

If you are a freelancer building an audience from Dubai, or a teacher who has spent a decade in a UAE school, you are now looking at a residency route that simply did not exist for you three years ago.
You get a renewable long term residence permit of five or ten years depending on your category, with no employer sponsor. You can sponsor your spouse and children, and family members can remain in the country for the visa’s full term. You can stay outside the UAE for longer than the usual six month limit without invalidating your residence, which matters enormously for people who travel for work.
What it does not give you is citizenship, a passport or any automatic right to trade in any sector. It also does not survive on its own. If your qualifying condition disappears, for example you sell the property or the deposit is withdrawn, your status is affected. This is a residence permit tied to continuing eligibility, not a trophy.
Applying under the wrong category. Owning a UAE company or holding a senior job title does not create eligibility by itself. The category defines the evidence, and the evidence defines the outcome.
Weak documentation. Non English documents need proper translation and legalisation, and educational certificates need Ministry of Education attestation. Half prepared files get returned, not rejected, which wastes weeks.
Trusting the wrong intermediary. Applications are submitted through the ICP at federal level or through the General Directorate of Residency and Foreigners Affairs in Dubai. Anyone promising a guaranteed approval, a shortcut, or a category that is not published in the official criteria is selling you a story.
Most people do not need a sales pitch. They need someone to look at their salary certificate, their qualification, their property title or their business licence and say clearly whether a route exists, which one is strongest, and what is missing.
